Rogers Real Estate Development, Urban Capital, and EllisDon all recently marked the topping off of M City’s third tower, M3, an 81-storey landmark that now stands as the tallest building in Mississauga, Ont., and as the tallest Canadian tower west of Toronto.

Reaching its full height is a precedent-setting milestone for the transformative M City community, suggested Rogers, which explained that the structure has reshaped Mississauga’s skyline and set a new benchmark for urban living. City representatives, consultants, and project team members joined in the celebration, underscoring the collaborative effort behind this bold vision.

“We are pleased to be here today to celebrate this milestone and the world-class team who have contributed to all that has gone into delivering M3, the latest chapter in the M City story,” stated John Anderton, vice-president and treasurer at Rogers Telecommunications Limited. “M3 represents not only a new standard of residential living, but also a powerful addition to Mississauga’s skyline and its vibrant downtown. This achievement recognizes the extensive collaboration, from city planners and consultants to architects and construction workers, that continues to enrich the city and realize the vision of M City.”

To mark the occasion on the 77th floor of M3, artist Kathleen Fu began a live illustration that will grow into a larger work inspired not only by the event itself, but also by the people who have shaped M3 and M City, and by the broader community and places that define Mississauga. Once complete, the artwork will be permanently installed in M3’s lobby as a lasting tribute.

Launched in 2018, M3 was celebrated not only for its record height but also its striking design by Arcadis. Featuring a slender profile with a subtle twist at its base and crown, the tower culminates in a dramatic sloped peak that punctuates Mississauga’s evolving skyline. The design was selected through a national competition and reflects the character of Mississauga’s downtown. Inside, the building’s unique design allows for an extensive amenity program designed by Cecconi Simone, including an indoor infinity pool, fitness centre, chef’s kitchen, private dining, kids’ zone and playground, screening room, outdoor sundeck, splash pad, and dining and lounge areas.

The tower also features Canada’s largest tuned mass damper, which is designed to provide stability against wind sway to keep residents comfortable while living at high altitudes.

Five towers are now complete or under construction at M City. The internationally recognized and award winning M1 and M2 towers, finished in 2023, are fully occupied. M4, launched in 2021, has already risen to 12 storeys, while M5, launched in 2022, has climbed to seven storeys.

“This milestone further solidifies M City’s role in positioning Mississauga at the forefront of global development,” said Mark Reeve, partner at Urban Capital. “We are proud of the progress we’ve achieved and grateful for the partnerships that continue to make this community a reality.”

Once complete, M City will deliver over 6,000 new homes across eight towers, accommodating more than 10,000 residents. The 15-acre, 4.3 million sq. ft. master-planned community includes nearly 85,000 sq. ft. of retail, public art installations and flexible mixed-use space.
