Beau Brooker has officially joined Northcrest as vice-president, construction, where he will lead the construction of YZD, a massive urban development project converting the 370-acre former Downsview Airport lands in Toronto into one of North America’s largest urban development projects.
Beau has extensive experience shaping complex, large-scale urban development projects in Canada and around the world, including leading the construction of the ICE District, a $2.5 billion mixed-use sports and entertainment area in downtown Edmonton. He most recently led construction for residential high-rise builder Edenshaw Developments Limited.
His work on the YZD development will involve managing all contractors and subcontractors involved in the construction of the project, as well as overseeing the hundreds of jobs at the initial outset of the project, along with the thousands of jobs that the project will create over time.
Northcrest says Beau’s appointment marks a major milestone for YZD as the project transitions towards the construction phase, beginning with the development’s first neighbourhood, dubbed the Hangar District.
One of Beau’s first key responsibilities will be to work with Northcrest’s development partner to select the general contractor for the enabling works around existing structures. This is anticipated to begin in early 2026.
“Breaking ground is about much more than shovels in the earth. It’s about assembling the right people to build something that lasts,” stated Northcrest Developments CEO Derek Goring. “Beau’s arrival marks a pivotal chapter for us and his global experience across industries and complexities makes him the perfect fit for a project as long-term and transformative as YZD.”
“It’s an honour to be part of this bold, once-in-a-generation project. I’m excited to work alongside this group of innovators and boundary-pushers as we get to work on shaping the future of YZD and Toronto,” added Brooker.
